Deferred maintence repairs and renovations to State-aided elderly housing, improving the living conditions for low-income seniors.

MCDA’s Pleasant Street Development consists of four separate apartment buildings (42 units total) and one community building. The scope of the first phase at this development was envelope renovations at the apartment buildings. All asphalt shingle roofs were replaced along with all associated flashing and accessories. Damaged brick veneer was removed and replaced or repointed, and several areas with weep height issues were raised and reconstructed. The project also included the repair of the existing concrete balconies, new PVC trim around the metal supports and new railing systems at all balconies. All damaged trim and panning was replaced in kind, all soffits were painted and all roofs received new gutters and downspouts.

The Second phase, currently underway, will replace the failing envelope components of the Community Building on site, including the roofing, siding, doors and windows. This project will also include an interior renovation to reconfigure and update the laundry space, the toilet rooms, the kitchenette and the main meeting room, making all spaces in the building MAAB / ADA compliant.
